Extension and Alterations to a Listed cottage in the Conservation Area, Langford village, Oxfordshire

SUMMARY - An extension and alterations to a Grade II Listed cottage in a rural Oxfordshire village. The extension is to the Southwest-facing gable of a single room width Cotswold cottage at the end of a terrace. The cottage is fortunate in being end-on to fields that are a Scheduled Ancient Monument and cannot be built upon in future. The opportunity therefore existed to extend the cottage on its gable end and take full advantage of its free aspect over the fields.

The new accommodation comprises a new Lounge at ground floor level and a new ensuite bathroom 'in the roof' serving the Master Bedroom at first floor level. The new ensuite bathroom is lit and ventilated from the rear by a Conservation Rooflight CR-9 assembly.

DETAIL - Two main plan options were considered for the extension. One had a large Kitchen/Dining area in the extension, with a smaller Lounge within the existing cottage area. The other option had the main Lounge in the extension. The client opted for the latter on the basis that they considered they would spend more time in the Lounge and that it should therefore have primacy of position.

The footprint area of the extension is approx 5 x 5.5metres. The first floor is galleried (cut back) approximately 1.4 metres behind the newly created Southwest facing gable where there is a new storey-and-a-half high bay window. The bay and galleried floor in combination allow light to penetrate further into the interior of the cottage than would be the case with a normal bay or window, and give soaring views of great cloudscapes from within the Lounge.

Local fieldstone was used for the elevations and all new windows were timber assemblies made by local joiners. The floor of the new Lounge is of sandblasted timber which was reclaimed from Swindon railway station.

This extension has been featured in a number of lifestyle magazines such as 'Country Living', 'Period Homes' and 'Homes and Gardens'.

Carden King subsequently designed two further extensions to this cottage - a separate Studio/Guest annexe in 1996, and a new Entrance Lobby/Porch structure to the main cottage in 2005.
